you will find loads out in the web but you will have to modify to suit your needs.
when you find one you like take it to a Solicitor for the once over.
my important sticking points are
1 One third Deposit non refundable
2 Client supplies all content
3 Source Code ownership stays with me
4 Period of inactivity from the client makes contract void.

It will definitely need tweaking by an Irish solicitor as there are standard clauses for Irish contract law apparently.
